Inside the network
🔺What we’re watching: Mogul Club launched its Avalanche-built platform for non-accredited investors to participate in fractional real estate investing.
🔺Why it matters: Traditionally, real estate investments require a lot of capital upfront, so it limits the pool of investors for it. However, mogul Club (yes the m is lowercase) has an approach that allows anyone to invest in real estate with small amounts.
“We aim for cash-on-cash yields around 10-12 percent,” mogul Club Founder Alex Blackwood said in its blog post. “That’s just rental income. When you layer in appreciation, the aim is 18-20 percent internal rate of return (IRR) to the end investor.”
This means investors can make money from renting out properties on mogul Club’s platform. Essentially, IRR is a way to calculate the profit an investment generates over time from rental income and appreciation of the property. It provides an estimate for an investor’s return on investment.
The platform leverages Avalanche's infrastructure, while maintaining a familiar web2 interface. Users don't need to understand blockchain to participate, thus showing how web3 technology can be embedded into a product to solve real problems with practical utility.
Speaking more broadly, mogul Club focuses on emerging markets rather than established metropolitan areas. It uses models like short-term rentals and workforce housing to potentially outperform traditional real estate investments. This is especially appealing to younger generations who can take on more risk and may seek alternative wealth-building options.
🔺The bigger picture: Fractionalized real estate markets is not a new concept, but by leveraging blockchain technology, it could make the investment vertical more accessible. The integration of transparency, immutable records and low entry costs that Avalanche provides could make real estate investing even more attractive than it already is.
In the long term, mogul Club wants to create a future where property records move entirely onchain.
This model could create new wealth-building opportunities for people previously priced out of real estate markets. As the platform grows, it may reshape how we think about property ownership and management, while the underlying blockchain technology becomes increasingly invisible to users.
